Realtor SEOInstead, what most people in need of a Realtor® will do is this: they’ll log onto Google (or Yahoo!, or Bing), and type in the name of the town or city they’re interested in, and a few other words like “Realtor”, “homes for sale”, or “real estate listing agent.” Then, they’ll click on “search,” and see what comes up.

If you’re at or near the top of the results, the person doing the search will probably click through to your Web site. If they like what they see, you’ll get an e-mail or a phone call. And you’ll be well on your way to acquiring a new buyer or seller. But if you’re on page 2 of the search rankings (or even worse, page 3 or page 4 or page 50), you’ll be out of luck, and one of your competitors will get the buyer or the listing. Each and every time this happens, thousands of dollars in commissions that could have been yours will be lost forever. Not good!

SEO: The Key to Search Engine Success

So how do you get to the top of Google searches? There’s a whole science devoted to answering this question, and it’s called SEO, or search engine optimization.

Entire books and Web sites have been created to discuss SEO at great length. Rather than boring you with a lot of technical details, we’ll cut to the chase and tell you what the most important factor is: inbound links.

In other words, the more links from other sites linking in to yours, the higher you’ll rank on the search engines. (And, of course, the more chances that prospects will click on one of these links and land on your site, which is exactly where you want them to go!)

These links are especially valuable if they contain the terms that your prospects are looking for. For example, a link that looks like this: Waukegan homes for sale or this: Libertyville Realtor is much more valuable than one that looks like this: click here. That’s because links that contain the keywords that people are searching for are much more useful to Google when it decides who gets the top rankings for specific searches than meaningless phrases like “click here” or “check this out.”

Get links = get high rankings = get prospects = get clients = make more money

… that’s the basic equation for Realtors®. So how are you going to get other sites to link to you? You can hunt down the Webmasters and ask them (which takes a lot of time and effort but often meets with little success). You can pay for links (which Google discourages, and they will penalize your site if they find out).

Or you can set up your own additional site with links back to your main site. But if you try to do this on your own, it won’t be easy.

“Content” is King

In the old days, you could simply put up several “junk” Web sites, load them with links back to your main site, and the links would help you rise in the search engine rankings. But Google has long since gotten wise to this trick.

Google doesn’t care who owns any given site. But for Google to use it for ranking purposes, a site has have genuine content on it such as articles or other written entries. Otherwise, it will be ignored: Google doesn’t want people using their search engine to end up on worthless sites–that hurts Google’s reputation.

Blogging is one way to create content. And Google loves blogs because they’re timely and interesting. You can set one up if you want. But for it to be effective, it will have to be constantly updated with new postings; otherwise, as its content grows “stale,” Google will give it less and less importance, and eventually, you’ll be right back where you started. So go ahead and blog if you wish, but remember, you’ll have to invest plenty of time to keep adding new blog posts (or you’ll have to invest money to get someone else to do it.)

Get Great Content for Free and Build Relationships

If it’s valid criticism, you can choose to delete it too. But Branded Review Sites also allow you to write a response to any review if you wish. You can write “thank yous” to positive reviews, and rebuttals or apologies to unfavorable ones. Showing that you accept and respond to criticism is a strong factor in building trust! But whether you choose to do this is entirely up to you.)
